Clay vs. Cast Iron vs. PVC: What Your Sewer Pipe Is Made Of (and Why It Matters)

Three houses on the same street can have three different pipe materials β€” and three different failure modes. Here's how to think about yours.

Vitrified clay tile (common 1900s–1970s)

Extremely durable material, terrible joints. Each 3-foot section connects with a mortar or rubber joint β€” and every joint is a future root entry and leak point. Lifespan 50–60 years; most Cerritos-area clay is at or past it. Typical fix: lining (seals every joint at once) or bursting.

Cast iron (common 1940s–1980s)

Strong and quiet, but corrodes from the inside out β€” scale buildup narrows the pipe while rust eats the walls. Fails with channel rot along the bottom. Typical fix: lining for moderate corrosion; replacement when walls are gone.

Orangeburg (1940s–1970s, the bad one)

Bituminized fiber pipe β€” essentially tar-soaked cardboard. It was cheap, it deforms under soil pressure, and it has no business still being in the ground. If a camera finds Orangeburg, plan replacement, not repair. It cannot be lined reliably.

PVC / ABS plastic (1980s–present)

The modern standard: smooth, joint-fused or gasketed, root-resistant, rated 100 years. Failures are usually installation defects β€” bad slope, poor bedding, or crushed sections β€” not material decay.

HDPE (trenchless replacement standard)
